Planning or permitted development?

Some home extensions can use permitted development rights, subject to conditions and limits. Restrictions and previous alterations may affect what is possible. Larger rear extensions can require prior approval.

Building control is a separate stage.

Planning permission and building-regulations approval are different. A project may need both, and most extensions require building-regulations approval. Technical drawings and structural information help explain how the work will comply.

Check the other constraints.

Permitted development does not remove obligations under other regimes. A lawful development certificate can help establish that a proposal is lawful. We identify the next checks for your site and bring in specialist advice where needed.
