What’s included — and what isn’t?
The estimate allows for typical foundations, the structure and roof, standard glazing, insulation, plastering, basic electrical and heating work, and the selected finish. Conversion allowances assume the existing structure is suitable.
Drawing and structural fees, application charges, surveys, landscaping, piling, major drainage diversions, abnormal ground conditions and major work to the existing house are excluded. Kitchen and bathroom fit-outs are only included when selected.
